There have been several instances where innocent homeowners are fooled by this issue. In order to protect your money, make it a point to sign up with a company which does not require any fees until your application is approved.

Lastly, a good loan modification consultant will negotiate and follow up the status of your application with the bank without having the need to constantly remind him of this obligation.
